Service Definitions
Snow Trigger
The weather threshold that activates service. Standard is 3 cm accumulated snowfall. Some packages include light-snow coverage (1–3 cm).
Snow Unit
One standard snow-clearing service attendance. For single snowfall events above 15 cm, the service counts as 2 units because of additional labour and equipment required.
Snow Clearing
Physical removal of snow from your driveway, walkway, and other selected areas using equipment and manual labour.
Windrow
Snow pushed to the end of your driveway by the city plow. If windrow clearing is included, we remove it. Otherwise, it is your responsibility.
Pre-Treatment
Salt or de-icer applied to surfaces before a forecasted snow/ice event. Reduces snow adhesion and makes clearing easier.
Post-Treatment
Salt or de-icer applied after snow clearing to prevent refreeze and manage remaining slippery film.
Standalone Ice-Control Application
A separate salt/de-icer attendance triggered by freezing rain, black ice, sleet, or flash-freeze conditions when snow clearing is not required.
Ordinary Ice Removal
Mechanical removal of heavy, thick ice using scrapers and equipment when de-icer alone cannot manage conditions.
De-Icer
Treated salt product (e.g., calcium chloride, magnesium chloride) that is gentler on concrete and vegetation than rock salt.
Priority Route Placement
Higher-tier properties are sequenced ahead of lower-tier properties on the same route when operationally possible. Does not guarantee an exact arrival time.
Surfaces & Materials
Surface Types
Asphalt
Recommended: Rock salt or treated de-icer
Asphalt is durable and tolerates standard salt. Repeated heavy salt can degrade asphalt over years; treat de-icer is gentler.
Standard Concrete
Recommended: Rock salt or treated de-icer
Concrete older than 5–7 years can be damaged by repeated salt cycles. Treated de-icer reduces damage risk.
Exposed or Sealed Concrete
Recommended: Treated de-icer (strongly recommended)
New, exposed, or sealed concrete is sensitive to salt. Treated de-icer or ice-removal without chemicals is appropriate.
Interlock / Patio Pavers
Recommended: Treated de-icer
Pavers can shift with salt; treated de-icer minimizes damage. Ice removal by push/shovel may be preferred.
Wooden Steps / Deck
Recommended: No salt; sand or calcium chloride
Salt damages wood. Sand provides traction; calcium chloride is less harmful to wood than rock salt.
Municipal Sidewalk
Recommended: As per municipal standard (typically rock salt)
The city is responsible. If included in your service, we follow municipal practice or your material preference where applicable.
De-Icing Materials
Rock Salt
Standard, economical option. Effective down to about −8°C. Can damage sensitive surfaces and vegetation over time.
Treated De-Icer (Calcium / Magnesium Chloride)
Higher cost than rock salt. Works at lower temperatures (−15°C). Less damaging to concrete, wood, and plants.
Hybrid Application
Mix of rock salt and de-icer. Balances cost and surface protection. Approved for suitable applications.

Frequently Asked Questions
When do you start clearing?
We monitor weather continuously during winter. When a qualifying snowfall event begins, we pre-stage equipment. Clearing typically starts once 3 cm of snow has accumulated (or sooner if your package includes light-snow coverage).
Is clearing during the storm or after?
Clearing is event-based. We work through and after snowfall events to keep your property safe and accessible. We do not monitor hour-by-hour accumulation; service is triggered by forecast and actual snow reaching the threshold.
What about windrows left by the city plow?
After the city clears municipal roads, snow pushed to the end of driveways must be cleared by the property owner or their contractor. If windrow clearing is included in your selected areas, we handle that. Otherwise, it is outside the service scope.
What happens during freezing rain?
Freezing rain (ice accumulation) is treated as a standalone ice-control event and consumes one ice-control attendance. Heavy, thick ice may require multiple attendances or ice-removal service, depending on conditions.
Does salt guarantee bare pavement?
No material guarantees completely bare pavement in all conditions. Salt and de-icers reduce ice and make surfaces safer, but thaw/refreeze cycles, extreme cold, or dense ice may require re-treatment or mechanical removal.
What does "snowfall above 15 cm" mean?
Single snowfall events exceeding 15 cm require additional labour, equipment, and time. These count as 2 snow service units instead of 1. Heavy snow reserves are included in all packages.
What service areas do you cover?
Winter snow removal is available in Kitchener, Waterloo, and Cambridge. Other Transcend Property Maintenance services may be available in surrounding areas; contact us for details.
Are unused seasonal units refundable?
Winter packages are seasonal contracts with set allowances. Unused units do not roll to other seasons and are not refundable. Units are consumed when your property receives qualifying service.
What happens during an extraordinary winter?
Ontario winters vary greatly. If your property exhausts allowances and additional snow falls, we communicate options: service at available rates, contract amendment, or service unavailability. We discuss expectations during quote phase.
How are customers updated?
During active snow events, you can check your property status in the customer portal. After each service, we send a notification. Important updates go via email and phone.
How are services documented?
All services are logged in your customer portal with date, time, areas cleared, material used, and photos. You have a complete service history throughout the season.
